JMUA/BULEBULE BEACH
The subject site is generally flat with rocks on the edge point of the site facing the pristine and unspoilt blue ocean and beachfront. The beach front is covered with white sand and some rocks towards the end point of the site. The site is also used by a nearby resort for fishing activities, kayaking and it is also near the bay which is suitable for surfing. The site also has a beautiful view of the ocean along with the sunset and sun rise making it ideal for honeymooners. The view from the site is spectacular and breath taking as it faces the ocean and the mountains inland.
jLOCATION
Mua/Bulebule beach is located on the south end part of Kadavu and is a forty five (45) minute to one (1) hour boat ride from Vunisea Airstrip. It is also a five minute boat ride from Nagiagia Island Resort which is famous for surfing.
The mataqali (Mataqali Butoira) or the clan members have secured a 50 year lease and are seeking a joint venture on a 50:50 basis subject to negotiations. If required by a successful joint venture partnership, the term of the lease can be increased to 99 years. If an interested tenderer wishes to acquire the current lease, with or without an additional lease term, we can arrange for the process of purchase/sale outright from the trustees (lessee). A trust has also been formed (by members of the Mataqali) on behalf of the landowners to oversee and manage the Tourism Development. The current terms and conditions are outlined below which has to be considered with a successful joint venture partner.
AEXISTING TERMS AND CONDITIONS
  • Area - 5.592 acres (subject to survey);
  • Term - 50 years;
  • Effective date - 1st July 2004;
  • Rent - $200.00 (FJD) per annum for the 1st five (5) years thence shall be based at 5% of Gross Receipts from 1st July 2009 or a minimum rent to be assessed whichever is greater;
  • 25% of Gross Receipts from any sub-lease, license, concessions, timeshare or water rights usage;
  • A consideration fee of $50,000.00 (FJD) for the surrender of the existing 50 years lease in lieu of a 99 year lease, subject to negotiations.

There are also other special conditions and they are as follows:

  • If the lessee decides to alienate the said lease whether by sale, transfer or transfer of majority of shares within any period of the term of the lease from the commencement of the lease shall pay to the lessor a sum equivalent to ten percentum (10%) of the total consideration;
  • If this lease entity enters into a joint venture or partnership with any 3rd party thence it must at all time respect the rights of the landowners;
  • The Lessees at all times must comply with any bonafied requirements on the commercial usage of surfing, diving, snorkeling and any water activities to the traditional owned of the fishing ground or Qoliqoli;
  • In addition to sub paragraph point 2, if the lease entity sells or assigns to a 3rd party thence that new entity must provide and annual grant of the minimum of $10,000.00 (FJD) per annum towards an education trust fund for the Mataqali Butoira members (landowners).
