JMUANINUKUIAKEA BEACH
A ten acre partial of land that is ideal for tourism development. Generally flat from high water mark then slopes gently inland makes it ideal for villa developments. The subject area has a mixture of white sandy beach with rocks in some areas of the beach frontage. The vegetation has light shrubs with coconut trees. The ocean is clean and crystal clear. The subject site is approxiametly forty (40) minutes boat ride from Vunisea Airpstrip. It is located in between the exising Kavala Jetty and the proposed Tiliva Airstrip.
APROPOSED TERMS AND CONDTIONS (MINIMUM FIGURES)
  • Area - 10 acres (subject to survey);
  • Term - 50 to 99 years;
  • Premium - minimum of $10,000 .00 (FJD) per acre (payable at the commencement of lease);
  • Education fund - minimum of $10,000.00 (FJD) to be paid annually to the Mataqali subject to review after every five years;
  • Village project - Lessee to assist in upgrading the village telephone facilities and provide a 7.5 kilovolts generator. The lessee is to also assist financially in the construction of village hall and 2 x 3 bedroom concrete houses for the landowning unit together with a long fibre boat with sixty horse power motor engine;
  • Stamp Duty - Will be payable in accordance with the Stamp Duty Act;
  • Crop Compensation - Will be payable after the crop count is conducted and in accordance with the Ministry of Agriculture rates;
  • Existing 50 year lease will be subject to negotiation on a possibility of the new 99 year lease;
  • Minimum 30% non-liquidable shares to be given free to the landowners;
  • A consideration fee of $100,000.00 for the surrender of the existing 50 years lease in lieu of a 99 year lease, subject to negotiations.
