JNAGAULUTU BEACH - NAKORONAWA/NAKASALEKA
The subject site is generally flat with the interior site boundary following a mountain ridgeline which rises gradually to 4-5 meters. The site is also in the vicinity of the world's fourth largest barrier reef and rated as one of the world's premier diving location. The great astrolabe reef and the continental shelf drop off offers superb reef and blue water game fishing. The beach has a crescent shape beach with white beach and little light brown sandy beach scattered on the shoreline which indicates, streams on subject land. The hillsides are generally sparsely covered with trees and grassland. The low lying areas along the beachline are more densely covered with voivoi trees, pandanus trees and coconut trees.
jLOCATION
Nagaulutu beach is located on the Northern part of Kadavu and is approxiamately one hour boat ride from Vunisea Airstrip. It is only within a radius of 1km from Kavala Bay where the Government jetty is located. There is negotiations on the pipeline to construct Tiliva Airport from this year (2005) and this will be only ten to fifteen (10 - 15) minutes boat ride from the site.
APROPOSED TERMS AND CONDITIONS (MINIMUM FIGURES)
  • Area - 20 acres (subject to survey);
  • Term - 50 to 99 years;
  • Premium - minimum of $10,000 .00 (FJD) per acre (payable at the commencement of lease);
  • Education fund - minimum of $10,000.00 (FJD) to be paid annually to the Mataqali subject to
    review after every five years;
  • Village project - Lessee to assist in providing electricity to the village and to assist financially in the construction of 2 x 3 bedroom concrete houses for the landowning unit together with providing health assistance for the elders of the landowning unit, assistance to the village school and a long fibre boat with a sixty horse power engine;
  • Stamp Duty - Will be payable in accordance with the Stamp Duty Act;
  • Crop Compensation - Will be payable after the crop count is conducted and in accordance
    with the Ministry of Agriculture rates;
  • Minimum 25% non-liquidable shares to be given free to the landowning unit.
