QNAKACODAKUA (Eco-Tourism Site)

Up high away from the rest of the world, the subject site is well known for its undisturbed and unexplored Native Tropical forests and is situated amongst the Pristine Highlands of Naitasiri. The undulating and lush landscaping is tucked away amongst the low land tropical forest with winding streams and rivers. It showcases the beauty of our natural attributes with lushious flora and fauna together with picturesque landscapes. It will allow tourists to access the interior of Viti Levu moving away from the typical beach front locations and also spreading the tourism dollar into the interiors. It will also allow the tourists to enjoy magnificent views of the native tropical forests and to experience the inhaling of clean and fresh air. The subject site has been identified as an ideal place for Eco-Tourism particularly Adventure Tourism.

jLOCATION
The journey starts from Nadi Airport on the main island, Viti Levu. (Please refer to our potential site page, on the sub title "how to get there"for directions to the main island, Viti Levu) If you wish to take a nice scenic drive from Nadi Airport to Suva City, the drive will take approxiametly 3 to 4 hours. You can also take a connecting flight from Nadi Airport to Nausori Airport which will take approxiametly 30 to 35 minutes. Once at Nausori Airport you will then need to take a car ride on the main Sawani Road thence through the Sawani Serea Road and onto Monasavu road before reaching the subject site. The Sawani Road is tarsealed but the road towards the end of Sawani Serea and onto Monasavu Road is yet to be tarsealed. The rugged ride is an experience in itself as you will be absorbing the views of the surrounding mountains, lush forest, meanduring rivers and farmland. The ride to the site will take approxiametly two and a half hours to three hours on a four wheel drive motor vehicle.
LOCATION OF NAKACODAKUA (ECO TOURISM SITE) ON THE MAP OF THE FIJI ISLANDS
A member of the mataqali (Mataqali Navora) or a land owning unit member has secured a 50 year lease and is seeking a joint venture on a 50:50 basis subject to negotiations. If required by a successful joint venture partnership, the term of the lease can be increased to 99 years. The current terms and conditions are outlined below which has to be considered with a successful joint venture partner.
APROPOSED TERMS AND CONDITIONS (MINIMUM FIGURES)
  • Area - 7.65 acres (subject to survey);
  • Term - 50 years;
  • Effective date - 1st January 2005;
  • Rent - $150.00 (FJD) per annum for the 1st five (5) years thence shall be based at 3% of Gross Receipts from 1st January 2010 or a minimum rent to be assessed whichever is greater;
  • 25% of Gross Receipts from any sub-lease, license, concessions, timeshare or water rights usage.

There are also other Special Conditions as follows:

  • The lessee must assist the land owning unit (village) in the improvement of their water source/supply, village hall and village electrification;
  • If the lessee sells or transfers the lease within the first 10 years from the commencement date of the lease, a sum of twenty (20%) percent of the total consideration shall be paid to the lessor. If the lessee sells or transfer the lease from the 11th year the lese and/or onwards, a sum of 10% of the total consideration shall be paid to the lessor. The clause shall also be applicable in the event of a sale on all subleases that 10% of the gross consideration shall be paid to the lessor;
  • In the event the lessee enters into a joint venture, the incoming partner shall pay the lessor the sum of seventy five thousand dollars ($75,000.00) being the amount of premium waived;
  • In the event the lessee enters into a joint venture, the lessee shall pay five thousand ($5,000.00) dollars to the lessor as education fund to assist in the education of the members of the landowning unit. This sum shall be subject to review after every five (5) years from commencement date of lease.
